Damp and mould are now front and centre. Awaab's Law has been in force since 27 October 2025, and social landlords now face strict legal timescales to investigate and fix damp and mould and to deal with emergency hazards. From 30 November 2026 the law extends to further hazards, including excess cold and heat, falls, fire and electrical hazards. Getting it wrong risks tenant harm, enforcement and disrepair claims.
